Not all disty's project 100% utilization of equipment. (That's simply ridiculous)

The location lease negotiation is paramount to making it through the first year without burning up your savings. Always ask for more than you expect (Electrical, A/C AND Buildout costs) and see what you can get. If the space has been empty long enough, sometimes you will be very surprised what a landlord will be willing to do for you. Especially if you are willing to sign a 5 year (or longer) lease.
