Salon opened April 17th 2007. Need to let go due to employment opportunity and a change in my career path. This salon is NOT failing. Best month of revenue during first year of business peaked at 21 grand.
I am selling this as a turn key salon so lets keep the lower the price comments out of here. I'd rather let the salon go under than take less. The price I will specify below is to pay off all leases and outstanding business loans. I will not walk away with much if any money. Salon will be sold with everything relating to the business. My asking price is much less than what I put into the place to get it open. The electric work that is already done would most likely cost around 60 grand now.

Closest full tanning salon is 8 miles. The town it resides in has a few hair salons with inadequate parking and machines that should be scrapped. Area is set to boom in the next couple of years. Lots of parking. Sits in between an upscale hair salon and a snap fitness. Salon carries exclusive rights to tanning beds in the plaza. Database has over 1500 clients. We averaged 80-100 clients daily in the peak season. Presently we are still seeing around 50. Largest Highschool in PA is less than 5 minutes away.
Rent is
$2329.99 + on average 90-115 for cam depending on water usage. 1.5 years remaining on present lease. 3 extra 3 year options were negoiated. I do not have the details of it in front of me, but price has been fixed and it's not a major increase. This could possibly be renegotiated and may even need to be Liability insurance should be no more than $3000, required to have umbrella clause. exact price is not handy, but I know it's under 3g Payroll and associated taxes are dependent on how you want to run the place. The less employees the better. During Peak season I had 2 employees plus myself at night. off season would just be me if I was working the salon still. What you do with the employees is up to you. Some clients love my employees and that's all I'll say. They can sell when the want to which is a problem that I've been trying to fix for over a year. Heat is done by Gas, bills were never more than $50.00 per month during winter. The beds do the heating Looking at my P&L statements WILL NOT do you much good because of my leases and loan payments. If you chose to takeover payments then they could be of use, I do not recommend this unless you have deep pockets. If that was the case then the salon's price goes down as well drastically. Taking out a loan or better yet purchasing with cash would leave you with the items I have specified. There are other small purchases from month to month as well. Leases have a little under 3 years remaining. - 3 ProSun Lumina C beds on Revenue share. These may not stay with the business if i pull out, but that will be determined later, there is a handfull of details that need to be known about the revenue share units.

- Salon is wired with tmax. tmax manager and POS computer belong to revenue share company. I could possibly come to a deal with them on keeping everything in the salon and it's actually the course of action I'd prefer to take even if it costs money.
