| All Star Join Date: Apr 2008 Location: alabama Posts: 54 | WOW,..$200k The wife and I just opened a small, 6-bed, salon a couple of months ago. We rented what used to be a laundramat so plenty of 3-phase power. It had been split into 3 suites, we rented the center one, a realtors office...so 4 small rooms/offices already built. We add 2 more rooms for a total of 6. Rent is only 650/month, we bought only new beds, 1-SouthBeach stand-up, a SunStar 432 12 min., and 4- sunvision 28LE. T-Max manager Pro wireless timer from same place the beds came from, also Buck-Boosters. Tore out flooring, new hardwood laminate, lots of painting, used laptop from home, Sharp XE-A102 off ebay, desk/counter from a secondhand store(it's a customer service desk from a bank...ya'll know the ones were you can fill out all your paperwork before getting in line). The A/C unit is struggling to keep up here in the hot Bama, but it'll be fine this year. Our total investment is <$50k we're right on a very busy highway, in a small community that is outgrowing itself at an alarming rate. Housing is still a hot market. I live next door to the mayors son, so I get all the upcoming scoop on the booming growth. The high school is walking distance. I can't imagine investing $200k in this, but I can see in a larger market the need for a largerplace. I hope to someday outgrow the place we're at now....I'll give it 2 years here before we look for a larger place to expand. This is not our only income, I work a full-time job while the wife,Tonya,runs this place, I'm just up here part-time now, since I done all the work(other than drywall) to get this place ready...I'm taking a bit of a break now. I'm new here.....Ya'll wish me luck, and I'll keep in touch. Allen |

| Salon Owner/Arbonne VP | We started with a white box. Did all the build out, most of it ourselves. Paid all permits and fees to the city/state/etc. Bought 10 pieces of equipment including 3 Dr. Muellers and 2 Suncapsules, more high end stuff. Computer, cash drawer, printers, timers, flooring, upgraded electrical, upgraded A/C, insurance, rent at $2500/mo (first and last month) plus security, decorating (more expensive than you think). Then all of the little things start adding up like lotion investment, towels, etc. It also depends a lot on location. I am thinking about moving and the new landlord wants to know how much tons of AV that i would need. they are willing to upgrade the ac unit but i need to know how much. HELP PLEASE. It 1400 sq and i will have 12 rooms but only 9 beds. I have 10 yr old beds sunliners but they are great beds. Please can someone give me a idea so i can get back to the now landlord. Thanks |
