Didnt buy yet, but wrote up an offer today. 0 down. 3 year lease, all utilities paid. NO CAM/Triple Net (there isnt one anyhow i found out). Complete build out. $1450 per month, 1500 sqft.

Now the bad news is i went there today and took some more pics and measured the rooms my damn self.. they are NOT 8x10 or 8x12. They are 8x8 at the largest. and two are 8x7.5 and the standups are 8x6

That is plenty big for your base beds and standups, and maybe even some L2 or spray. This way you can reutilize those electric runs too.

The new side you build out will be for your bigger VHR and HP. Add more venting for A/C (maybe even a separate unit that you can control for that side of the room).

Congrats! Now on to the equipment! Picking up another repo Wednesday -- call me and I'll give you the rundown available.

there are two electric panels in the closet so i took a picture of both. Not sure what if they are large enough or not and was hoping some experts could enlighten me.

Also, notice on the thermostat that the setting is set to OFF... I found that interesting.

I asked chickypoo why the place was so damn hot. She said because the ac cannot handle it... conflicting information as the ac unit appears large enough to handle the load PLUS the thermostat itself was turned to off, rather than cool. Maybe she's telling the truth ..she honestly just seemed so clueless.. i doubt she even knew where the thermostat was.

So you have 7.5 ton not 10 ton like he said? Not enough. Need more.

All you have to do is look at the main breaker on the panel to see what it is. MOst likely it is 200 amp. YOu will max that out fast.

There is 400 amps three phase there. Each is 200.

The 7.5 tons will not be enough but it should be used.

I bet chickys don't like in on because they freeze sitting on their a$$es at the front desk texting their friends all day instead of cleaning and cleaning and cleaning. If they didn't sit around all day then they wouldn't be cold.

Turn it on and down to 70 and see what happens. My digital thermostat says what it's set to and what it actually is.

You will need more AC, but you have the power which is a good thing. If you can get him to stay fixed on your rent, you best get yourself some high pressure beds in there. When the landlord see's your electric bill higher than his rent fee, he'll be sorry.

if its all base beds now, the AC should be able to keep up for now. The chickiepoo's just don't want to be cold. I found out from one of my employee's that the manager of the one salon runs the heat! After ive told her many times not to, as it damages my beds, and makes it very uncomfortable for tanning clients.

So the built out is poor, the AC is adequate, and the electric is good. Now start thinking about the poor demos and the fact the place has never grossed over $100k -- and think with your business cap on.
How much are you willing to spend on this place to bring it up to par? How many years are you willing to work at this, with no thought of payback or liquidity, in order to ~maybe~ see a profit? and how many years of making ~some~ profit before it looks good enough to sell off again? Even with all the cards stacked in your favor, its still a gamble!
