Never get into the remodeling industry with your attitude. You would go bankrupt immediately with the way you piss away your money.

Uhm, no I am NOT the one with a "struggling" salon. I HAD a salon that I closed when my mother became terminal with Cancer and needed me to care for her while she died at home.

BUT when I DID have my salon, I was not struggling. I took a failing salon, with great demos but a bad set up and turned it into a great salon for 9 years. So MAYBE you should listen to me since I did what you want to do. DUH.

Wait til next summer to see what new stuff your budget can handle for year 2.

I bet you're thinking $12k on capital expenses is "bull way over priced." Trust me, better to have that in the bank than *wishing* you had it... trust me when I say you NEVER KNOW what might happen.
JIMMENY CRICKETS! $30k gets you a whole new restaurant on Restaurant Makeover! There's now way it needs to be that much. In this case the walls do need to be redone...not sure if they need to get torn down or if they're workable.

Wow 30 pages, I think this should just be closed. I was just saying people were right on here. I've gotten alot of great advice on here, some might not apply directly but its free and U should be thankful. I've gotten great contacts which will save me thousands per year. People are not trying to scare, just give realistic possibilities. I heard some of the same, but it helped me look at the salon I bought closer to see that some of the negatives didnt apply to my situation.

I'm definatly doing the same thing from some of this old advice. The advice that made sense. Its just annoying when half the people on here are trying to scare you out of something you know will make money. What next? Toilet paper prices are too high so i should quit now? Its just ridiculous and i consider some of these comments NOT to be constructive advice, but rather destructive insinuations of ignorance.

OMG I cannot belive this thread is still going. Some of it is sooooooo boring. Either take the advice or don`t take the advice. Come back after your buy the salon and after Jason hits (real close) FYI Susan is not trying to scare you just give you some sound advice along with some others. I wish I knew all this when I first started 20 years ago. IMO you need to be thanking people instead of thinking everyone is out to get you.

You do need to make up your mind what you are going to pay for and what the landlord will pay for. If he pays your electrical for the term of your lease he is an idiot. You better grab it.

She is his cheerleader. She seems to be the only one who has thought this was a good idea from the beginning. LOL!

IF this guy can get the salon AND all of his needs met from this landlord, I would say go for it. But I dont think you will make much money in general based on the demo's. You will have a profit at some point but I dont think that $50k a year will be any time soon.

Again, is it worth the time and effort NOT to make any money for a few years? I know you are expecting not to but WHY do you want to do that? I would much rather do something that will give me an income instead of drain my savings. But that is me I guess...

RAW RAW Gimme a P...gimme an O...gimme an O...gimme a P!!! Hahaha I've chosen this thread to be an optimist in! I think he can take advantage of the situation and the landlord's lack of...umm everything. Remember, he's a dabbler. He's not wanting to do this forever. We need to start a pool. And my Queen, I'm optimistic about our 30lb feat.

I like your optimism Sandi, thank you. I'm not unrealistic, but i am bullheaded and will turn this bad salon right around. Thank you for supporting me and providing helpful advice along the way... I've listened and appreciate it.

Still finding out what the landlord knows, doesn't know, is willing to admit to know and not know, is willing to include in the agreement...
