$5K up front-non refundable, but goes toward the purchase price BEFORE any financials are presented.
This keeps away the tire kickers and the ones who only want your financials to see how good you are doing (really they are checking themselves)

This is normal. I know you're motivated to sell Mike, based on your other postings, but there's every possibility they're just looking for free (yet priceless) info about their competition.
